Distributor of Overhead Door products is moving from North Kansas City to Olathe

Garage door distributor D.H. Pace, with 300 employees, will be crossing the state line.

D.H. Pace, a national distributor for Overhead Door products that employs 300 people locally, is moving from North Kansas City to Olathe and plans to occupy its new quarters by early 2014.

Chris Mann, an executive vice president at D.H. Pace, said Wednesday that the company had a contract to buy a 225,000-square-foot building at 1901 W. 119th St. currently occupied by Xpedx, a paper distribution business. That company is building a new plant in Edwardsville.

Mann said his firm, which distributes Overhead Door products in multiple cities across the country, including Kansas City, has been searching for new space for more than 18 months. D.H. Pace has been at its current location at 1142 Clay St. in North Kansas City for more than 40 years.

“We’ve been analyzing our future needs and decided we needed more space than we have now,” Mann said.

Mann declined to discuss whether Kansas tax incentives were involved in the decision. As a new business to Kansas, it would qualify for assistance from the Kansas PEAK program, which allows a firm to keep 95 percent of its employees’ state income tax withholding for up to seven years.

Kansas economic development officials declined to comment.

Mann said his firm planned to close on its purchase of the Olathe property within a couple of months. The sale price was not disclosed, but it had been listed at $9.5 million. Mark Long of Zimmer Real Estate Services LC represented Xpedx. He declined to comment on the transaction.

North Kansas City economic development officials said last spring the city was working to keep D.H. Pace in their community and was prepared to offer assistance to retain the business. Officials declined to comment Wednesday about the move to Olathe.
